According to the Vietnam Association of Real Estate Brokers (Vars), Central Highlands provinces such as Kon Tum, Dak Nong and Lam Dong are all actively promoting investment in 2024.
Specifically, Kon Tum province has announced an investment promotion program, inviting strategic investors both domestic and foreign, especially for large-scale projects with advanced technology, focusing on savings. resources and environmentally friendly. The province is expected to adjust the construction planning of Mang Den eco-tourism area and the general planning of Kon Plong urban area, to ensure long-term development strategy. Currently, Kon Tum's investment portfolio for the period 2021-2025 includes 69 agriculture and forestry projects; 14 industrial projects; 43 office - commercial - service - tourism projects; 31 urban development projects.
Similarly, Dak Nong is another province in the Central Highlands that has also just announced a list of projects to attract investment in 2024 with a total capital of 3,045 billion VND, including 17 projects. In addition, the province also proposed to review and complete the legal framework to attract investment for 44 potential projects in the next stage, with a total capital estimated at about 290,279 billion VND.
Meanwhile in Lam Dong, in 2024, the province will, on the one hand, focus on promoting investment from large domestic investors: Vingroup, Sungroup, Sovico, Him Lam... On the other hand, continue to invite foreign partners. in addition to having financial potential and high technology. The province said it gives special priority to multinational corporations collaborating with domestic enterprises to form and develop industry clusters according to each value chain.
According to Vars, from mid-2022, the real estate market will have almost no access to capital for development and will plunge into a spiral of crisis. Even though investors have assets, their liquidity is poor, causing cash flow to be "stagnant". Therefore, instead of investing in risky projects, in 2024, investors are shifting to the land segment, ready-made land and large-area agricultural land.
However, Mr. Do Thanh Trung, Head of Membership Development Committee of Vietnam Real Estate Brokers Association in Gia Lai, General Director of Loc Trung Tin Joint Stock Company, emphasized: "When investing in Gia Lai in particular and In the Central Highlands in general, it should be noted that each Central Highlands province has different conditions and orientations in terms of political economy, so it is impossible to replicate the model of one province in another province. Therefore, you must research carefully before deciding."
Mr. Trung assessed that the driving force to help the Central Highlands real estate market stabilize and develop in 2024 and the future is the policies and planning of each province.
In particular, when a number of important laws such as the Land Law, Housing Law, and revised Real Estate Business Law are passed and take effect from January 1, 2025, it will certainly bring many impacts. Positive impact for the real estate market in the Central Highlands region. Especially related to agricultural land when used for many purposes, because the Central Highlands is mostly planned for agricultural land and has cool weather conditions all year round. If combined well, it can create a big hit in the Central Highlands.
In addition, regulations on dividing plots for sale also help the real estate market reduce "dead" products. Investors at this time, because they are building houses to sell, will carefully research real usage needs and create products that can be used immediately. Unlike before, when they were only for sale, buyers did not use them but just waited for the price to go up. reselling should create a "ghost project"
